The Lexington Hills Homeowners Association’s Westwood ACC Committee completed our latest neighborhood walkthrough on May 6th and identified several homes with covenant violations. We are mailed out letters for 43 (out of 115 homes in our neighborhood) homeowners yesterday to seek the homeowner’s cooperation to rectify the issues that we identified.
The most common issues that we observed were:
- Significant weeds in lawns/beds/driveways. Many homes had more weeds in their lawns than grass.
- Patchy lawns and various other lawn repair issues.
- Chimneys that need cleaned and/or painted.
- Many homes with gutters that need cleaning.
- Roofs that need moss removed and/or cleaned.
This is the perfect time of the year to address these issues before the summer heat sets in. Lawn repairs performed now will enable you and the neighborhood to enjoy a well maintained lot to enjoy throughout the summer and fall months. The covenants that apply to this are:
3.15.2 LANDSCAPING MAINTENANCE
The landscaped portion of the Lot, including the landscaped portions of the front, side, and rear yards, shall be maintained in accordance with the provisions set forth in this Declaration. The yard shall be mowed, watered, and fertilized to maintain an overall quality look.
3.20 MAINTENANCE OF STRUCTURE AND GROUNDS
Each Owner shall maintain his Lot and residence thereon in a clean and attractive condition, in good repair and in such fashion so as not to create a fire hazard. All trees, hedges, shrubs, flowers, and lawn growing on any Lot shall be maintained and cultivated so that the property is not detrimental to the neighborhood as a whole.
The lawns look green now because of the spring rains but fertilizing now combined with regular watering and mowing will go a long way to maintaining an overall quality look throughout the year as is stated in the covenant’s.
If you plan on performing any outdoor projects this year that need ACC approval, please submit the ACC Approval form before you begin the project. Examples of some projects that need approval include:
- Changing the paint color of your home.
- Significant changes to landscape.
- Re-model
