Send an email to the secretary and president and let them know you are listing your home. The realtor and/or title company will need the contact info and will have forms to submit to them. After the sale, please notify the secretary and president that it’s final and your name and contact information will be removed from our list.

Garbage day is Mondays and it is recommended that you have your cans outside by 7 a.m.  Check the website: https://www.murreysdisposal.com/pierce-county/ for information about service. If you are new or moving, contact them to start or end service.

Any exterior work (paint, siding, etc), remodeling or major yard work needs approval by the ACC (architecture control committee). See link on website to fill out form and submit to the committee. Email to acclhhawestwood@gmail.com.

If you are on FB and belong to the neighborhood page, you can post on there to see if another homeowner might recognize the dog. If it is still around, you can call animal control to have them come pick up the dog. There are also FB pages for lost and found pets in the county that are often quite helpful in finding the owner (or finding your pet). What do our neighborhood covenants say?

3.26 DIRT BIKES AND/OR A.T.V. No motor vehicles, including motorcycles, dirt bikes, motor scooters, A.T.V.’s, etc., shall be permitted on any road within the easements designated on the plat, nor shall any dirt bikes or A.T.V.’s be permitted to operate on any of the Property conveyed herein, nor shall any other similar vehicle(s) be permitted to operate on any Owner’s Lot, or on adjacent roads in any unsafe manner, or in such a way as to create a hazard or nuisance.

What does that mean to the ACC Committee?

All motor or electric vehicles need to be driven/ridden below the speed limit of 25 MPH.

For those riding non-street legal bikes, ATVs, etc around, we understand sometimes a test ride is needed when working on a vehicle, but riding non-street legal bikes and ATVs in the neighborhood is not allowed beyond that.

It is in the spring and varies depending on the location. In the early years it would be help at the library, but since 2020, they have been at our park and is later in the spring in hopes of decent weather for the meeting.

What do our neighborhood covenants say?

3.12 GARBAGE AND TRASH No Lot shall be used or maintained as a dumping ground for rubbish. Trash, garbage, and other waste shall not be kept except in sanitary containers properly screened and shielded from adjacent properties. All equipment for the storage or disposal of such material shall be kept in a clean, sanitary condition. No other trash, refuse pile, or other unsightly growth or objects shall be allowed to group, accumulate or remain on any Lot so as to be a detriment to the neighborhood or become a fire hazard.

 What does that mean to the ACC Committee?

Please also move all trash, yard waste, or recycle bins in a timely manner- do not store it where it is visible to neighbors or the street.

Please store your bins behind your fence or not visible from the road except when they are waiting to be picked up on Monday.

What do our neighborhood covenants say?

3.25 PARKING No vehicles shall be parked on roads within Lexington Hills that serve as a means of ingress or egress for a consecutive period exceeding twenty-four (24) hours.

 What does that mean to the ACC Committee?

This means if your neighbor street parks after work sometimes or even all the time, that is completely acceptable – they just can’t have a vehicle sit on the street the whole weekend unmoving.

 Can the ACC force someone to stop street parking over 24 hours?

We have no actual authority to force anyone not to street park – our streets are public streets and State/County laws trump our rules. This is the same reason we can’t just install speed bumps ourselves.

 What can the ACC do?

What we can do as ACC is talk to our neighbors and try to help them understand the safety and other reasons to limit their street parking.

If you have observed a vehicle parked on the street in the neighborhood for more than 24 hours, please send an email to ACCLHHAWESTWOOD@GMAIL.COM including:

  • The house number/address
  • A description or photo of the vehicle
  • How long the vehicle has been parked unmoving in that spot
  • Whether it is the first time or a regular occurrence

ALL are welcome in our neighborhood.

 

We are made up of different races, origins, languages, religions, sexuality, etc, but are, as we pledge, “One nation, under God.”

 

That said, this is only true if we make it so.

 

If you ever feel unwelcome or attacked in this neighborhood, please speak out or reach out to the HOA Board and know we can and will address it as a community. Know that you have allies and are not alone.

What does that mean to the ACC Committee?

Part of ensuring our neighborhood continues to be a great place to live means from time to time the ACC Committee reviews the neighborhood to ensure homes and properties are in alignment with the standards for maintenance we agreed to in the Westwood Covenants in purchasing homes here. If homes or properties are found to be in violation of the Westwood Covenants, Violation Notice letters are distributed to homeowners. If you received one, you are not alone, so please do not feel singled out.

If you received a first notice, please consider this a reminder to address the property or home maintenance issues noted in the letter sometime soon.

If you received a 2nd or 3rd violation, please take this as a stronger message and work with urgency towards setting a plan to resolve issues within the timelines stated in the letter.

As a reminder, if you plan to change color or materials on your home or fence in addressing an issue, please let us know your plans using a Property Alteration Request form.

What do our neighborhood covenants say?

3.11 RECREATIONAL VEHICLES AND BOATS Recreational vehicles and boats may be parked on Lots, but must be screened from the road and other single family dwellings.

3.13 TEMPORARY STRUCTURES No structure of a temporary character, trailer, basement, tent, shack, garage, barn or other outbuilding shall be used on any Lot at any time as a residence either temporarily or permanently. All structures must comply with the Uniform Building Code, as adopted by Pierce County. This provision shall not be deemed to prevent the use of a construction shack or trailer for purposes of storage or security at any time during the initial period of construction.

What does that mean to the ACC Committee?

The ACC Committee is understanding that there are times where your boat, RV, or camper may need to be in your driveway for a short period of time to prep for a trip, put things away after a  trip, repair, or prep for winter/summer. We typically give a 1 week grace period before contacting home owners about removing their vehicles.

As to long-term storage, covenants state they must be screened. We read this to mean stored behind your fence.
